This project consists of three, multi-story buildings located on a 22-acre site in the University Town Center area. The space is zoned for research and development uses, and the available floor space is divided into a two, three, and four-story building. Each building has its own main entrance with lobby and vertical circulation core areas.

Site amenities include landscaped walks with viewing, seating and gathering areas. All buildings are situated to take advantage of the views into the surrounding natural canyon habitats and upper floors enjoy a view of the ocean to the west.
